One Willoughby Square

1 Willoughby Square reinterprets Brooklyn’s industrial heritage through a contemporary façade strategy that goes beyond the conventional all-glass office typology. Designed by FXCollaborative and developed by JEMB Realty, the 34-story, LEED Silver certified tower features a hybrid façade system combining glass, cobalt-blue glazed brick, and precast concrete. Large-format window modules enhance daylight performance, while the rhythmic grid recalls historic loft architecture. The façade was delivered through off-site prefabrication, enabling rapid installation, precise quality control, and high envelope performance, including thermal continuity, airtightness, and energy efficiency. At 1 Willoughby Square, the façade operates as a strategic interface between architecture, engineering, and production — a core principle of Metal Yapı’s approach.
